More homes sold than last September. Fewer new ones came on the market. Homes sold faster, and for a little over their original asking price.

What It Means If You’re Selling

Less new competition is good news for you. Buyers who are out looking right now have fewer fresh choices.

But rates are the catch. The average 30-year fixed rate hit 7.40% as of October 8, up from 6.30% a year ago, according to Freddie Mac. Across the New York metro area, OneKey MLS says its Housing Affordability Index fell 10.1% from last September (OneKey MLS September report).

That means buyers are watching every dollar. Price it right the first time. An overpriced listing in October can sit straight into the holidays.

What It Means If You’re Buying

Prices are still going up, just slower. Suffolk’s median rose 2.8% year over year in September. Over the last 12 months, the median was $725,000, up 5.8% (OneKey MLS).

Get pre-approved at today’s rate, not last year’s. Know the monthly payment you can live with. Ask about seller credits or rate buydowns. They’re still worth a conversation.
