Here’s the straight truth: Long Island remains a very competitive seller’s market with low inventory. Multiple offers are common, and many buyers are making aggressive moves that heavily favor the seller:

  • Bidding sometimes $50K–$100K+ over asking
  • Covering any appraisal shortfall in cash
  • Waiving the home inspection entirely

These tactics might win the house today, but they’re often not prudent for the buyer. They can leave you overpaying, exposed to costly repairs, and vulnerable if the market cools. Competitors are doing it out of pressure or desperation, but that doesn’t make the moves smart.

Your buyer’s agent can’t control what others are willing to offer. The seller’s agent is simply working for their client.

This is especially hard on first-time buyers, who often feel like they’re at a disadvantage against more experienced or deeper-pocketed competitors.
